Valerie Development has applied to build an 

8-storey 105-unit condo 

at the corner of our Clarke South Park.

 

The Issue

Valerie Development have applied to amend their current plans for 1287 Costigan Road

* In 2005, plans were approved for an 8 Storey, 80 Unit Condo

* They are looking to amend these plans to: 

1. Allow for an increased density of 175 units per hectare from the currently permitted 100 units per net hectare in the town's official plan.  

2. To remove the holding symbol 

3. To amend the maximum height to a maximum height of 28.9 metres for parking 

4. To reduce tenant parking to a ratio of 1.34 spaces per unit whereas 1.5 spaces per unit is required on the subject property. 


These changes are required to permit the proposed development of an 8-storey, 105-unit residential condominium apartment building. 

Why should we care? 

We want to keep the small town feel...


An 8-Storey Condo building in the middle of our neighbourhood does not reflect this desire. 

  • This condo is 2X the size of most condos in our neighbourhood.  
  • It will tower over all other condos, homes and schools.
  • Over 70% of condos in the Bristol Survey Area are 4-storey.
  • WE DON'T WANT TO SET THIS PRECEDENCE!!!
  • What is next? Hi-Rise buildings in our backyards? 


We have done a survey of the condos in the Milton Area. You will see that over 70% of the condos built and planned for this area are 4-storey. 


There are only 2 high rise condos in Milton and they are downtown and built over 20 years ago. 

- 81 Millside built 1980 13 floors 76 units, 

- 100 Millside built 1992 16 floors 176 units

 

Traffic = Dangerously out of control

Schools = Busting at the seams & overcrowding

Wet lands = danger to wildlife

Parking = increased congestion

Risk to the safety of our children and the community
